Groves and Commercial Development Plans Discussed, Booming Real Estate Industry, Infrastructure Updates and More

Mike Miller, VP of Ashlar Development, discussed how the Groves and Commercial Development adapted and continued to thrive amid the pandemic. Miller said they did well in 2020 with 380 homes sold for a total of 1086 occupied homes. With model homes being closed, Ashlar Development pivoted to an online platform that shows a 360 view of the homes and the community from afar. He emphasized the tremendous growth in the Atascocita/Humble area with over 1550 home starts in a 3-mile radius. He also hinted that a large grocery store has committed to the area but was not able to disclose the name per confidentiality agreement. Look out for new commercial developments in the area in 2021…

Amy Franks & Margaret Cruz with the Women’s Council of Realtor discussed the current climate and trends of the real estate industry. Despite initial concerns, they are seeing innovation, growth, and positive change in the industry. Some of those positive changes include a switch to digital closing for homebuyers and sellers and a platform that allows for a paperless process. Despite the pandemic, the real estate industry is seeing the largest refinance boom in years and a continuous rise in sales. The Kingwood 77345 zip code has seen an increase in home sales by 33%. Franks and Cruz expect to see a continuation of the robust market in 2021. The Lake Houston Area has two of the top 30 master-planned communities of the Houston area: The Groves and Balmoral. The growth and expansion from these master-planned communities will bring in more people and help the area’s economic development.

Juan Cardoz-Oquendo, Office of Harris County Commissioner Rodney Ellis, reported Harris County transportation and infrastructure updates. Two sidewalks on both sides of West Lake Houston will be installed for pedestrian safety—one of which will be the first 3D crosswalk, an optical illusion that helps slow traffic. Planned improvements include extending Timber Forest Dr., building a new trail and lights along Deussen Parkway, and constructing a bike bridge between Deussen and Eisenhower Parks.

Cardoz-Oquendo gave a brief Covid-19 update as well. The county is monitoring hotspots and has a total of 10 testing sites. Each precinct has four sites that move depending on area outbreaks.

Monica Levitz, General Manager of Blue Lagoon Bar & Grill gave a tour of the Blue Lagoon and showed different drinks and dishes. The restaurant will be open to the public Wednesday through Sunday 11 AM- 9 PM with plans for a Grand Opening event in January.

Dr. Elizabeth Fagen, Superintendent of Humble ISD, discussed important updates from the district. Despite concerns, the year over year enrollment and average daily attendance is up ensuring the district receives sufficient funding from the state. Free and reduced lunch applications remain consistent. Fagen believes having campuses open is best for students as COVID cases remain low. The district’s number one priority is to monitor community spread to not put pressure on hospital systems.

The district’s current projects include building a third gym at Summer Creek, new elementary multipurpose rooms for Fall Creek Elementary and Summerwood Elementary, Humble High School renewal, and construction for Middle School 10, North Belt Elementary and Guy Sconzo Early College High School and the Humble High School renewal.
Paul Edwards, Principal of Elementary School #30 gave brief updates on the school located at the East end of Fall Creek. Students attending this school will be from Ridge Creek Elementary and Fall Creek Elementary.
